The system

What Makes a Standing Seam Roof Different

Most roofs are hundreds of small pieces that overlap. A standing seam roof is a handful of long panels, each one often running the full distance from ridge to eave. The joints between them stand up above the water instead of lying in its path, and the fasteners hide inside those seams. Here is what that means on your house.

The panel
Formed to the length of each roof run, so there are very few joints for water to cross.
The seam
Raised an inch or more above the flat of the roof. Rain runs past it, not across it.
The clip
Hidden under the seam. It holds the panel down while letting the metal move with the heat.
The finish
Baked on at the factory, in quiet grays, blacks, bronzes and whites that suit LA architecture.
The flashing
Bent in our shop to fit your walls, chimneys, skylights and valleys, not pulled from a stock bin.

Process

How a Standing Seam Roof Gets Built

The order of the work decides how the roof behaves for decades. This is the sequence we follow on every house.

  1. Visit and Measure

We walk the roof and look closely at the valleys, walls, skylights, chimneys and vents, and the attic where we can.

  2. Written Scope

You get the metal, finish, seam type, underlayment and flashing details in writing before anything is ordered.

  3. Permit

We pull the reroof permit with the building department that covers your address and schedule its inspections.

  4. Tear-Off and Deck

The old roof comes off. Soft or damaged decking is shown to you and repaired before anything new goes down.

  5. Panels and Trim

Underlayment, shop-formed flashings, then panels from our Van Nuys shop, seamed, capped and cleaned up.

Before you decide

Three Things Worth Knowing First

01

Seam Type Matters

Snap-lock and mechanically seamed panels look similar from the street but suit different slopes and exposures. Ask which one you are being quoted, and why.

02

Fire Rating Is a System

Metal does not burn, but a Class A rating belongs to the tested assembly: panel, underlayment and deck together. In a fire hazard zone, that detail matters.

03

Edges Make the Roof

Most leaks start at a wall, a chimney or a skylight, not in the middle of a panel. Flashings formed to the house are where a good roof earns its keep.

FAQ

Standing Seam in Los Angeles: Common Questions

What is a standing seam metal roof?

It is a roof of long, flat metal panels joined at raised seams, with the fasteners hidden inside the seams instead of driven through the face. Our page on the standing seam metal roof in Los Angeles explains the seam types, metals and finishes.

Do you make the panels yourselves?

Yes. Every panel is custom-fabricated in-house at our Van Nuys shop and installed by our own crew. No subcontractors, ever. Read more about us.

How does the installation work?

We measure, put the scope in writing, pull the permit, tear off to the deck, repair what needs it, then install underlayment, flashings and panels. The full sequence is on our standing seam roof installation in Los Angeles page.

How does standing seam compare with other metal roofs?

Standing seam hides its fasteners and uses long panels. Corrugated metal is screwed through the face, and stamped metal shingles imitate shake, tile or slate. We install all three. See standing seam vs other metal roofs for the differences and what drives the cost.

Do you work on commercial buildings?

No. We work on homes only. That focus is part of why we can fabricate and install every job ourselves.

How do I get an estimate?

Call (424) 577-5335. We will arrange a visit, measure the roof and give you a written scope. You can also use the estimate section at the bottom of any page.
